NeighborWorks Great Falls selects families for our new homes and major renovations four times per year. When a family is chosen to be the purchaser of an NWGF project, they are also eligible to receive approximately $35,000 in assistance. The purchase help comes in the form of a 0% deferred second mortgage. There are no payments on the second mortgage, until the property is sold or the title otherwise changes hands (such as a death in the family), if the property is no longer the primary residence of the family, or upon repayment of the first mortgage.

There are six steps to getting into the selection pool:

1. Qualify for the program:

   a. Income from all sources must be less than the amounts shown below

b. You must be a first-time homebuyer, or single parent with dependent children, or have a disabled family member.

2. Complete homebuyer education
3. Complete credit counseling and repair your credit or pay down your bills so that you can qualify for a first mortgage
4. Qualify for a first mortgage at a participating lender
5. Write a one-page letter to the NWGF selection committee, describing why you want to purchase a home
6. At the next meeting of the selection committee of NWGF volunteers, the committee will match available homes with the families in the selection pool. Many things are considered by the committee when making the selection. For example, they take into account the amount of the first mortgage the family is qualified to repay, how much 0% second mortgage funds are available, family size and special needs.
