NWGF Major Renovations

Not only does NeighborWorks Great Falls construct new homes but they also offer for sale homes which have undergone extensive renovation. Renovations are carried out by the experienced contractors and NWGF crews. Work depends on what is necessary to bring the home up to modern housing standards and may include new foundations, electrical, plumbing and heating system upgrades and other modernization work. NWGF renovations offer the best of both worlds: an older home with historic character, but with updated features. Current renovations in progress include:

  • 3604 2nd Ave N. NWGF recently purchased a 1280 Sq Ft home and will be moving it and placing it on a new full basement at this address. Home features 3 bedrooms and 1 bath on the main floor. Basement will be unfinished but will be plumbed for an additional bathroom for the future. Renovation includes upgrades in bathroom and kitchen, flooring updates, insulation/windows upgrades, and new furnace and water heater. An oversized two car garage is also being moved to the property with access off the alley. Projected completion date: April 2008.
  • 712 3rd Ave SO. This is an historic 3 story Victorian home approximately 3600 Sq Ft living space plus full basement. When complete, it will feature an open loft, 4 bedrooms, 3 bathrooms, library, and parlor. Renovation includes all new plumbing, electrical wiring, heating and air conditioning, windows, roof, siding, foundation, and a newly constructed garage. This home will not be using City CDBG or HOME funds and will be sold on the open market. There are no income restrictions which apply other that the purchaser must qualify for conventional financing. Project completion date: May 2008

Construction financing for the renovation is furnished by the City of Great Falls using Federal Community Development Block Grant and HOME monies. Owner financing is provided by the Montana Board of Housing through local lenders.

To qualify for a renovated home, buyers must complete homebuyer education classes and qualify for a first mortgage from the lender. Buyers must be below 80% of adjusted median income. NeighborWorks can provide mortgage subsidy and down payment assistance to qualified buyers.
