Affordable Homes For Sale
Annually, NeighborWorks Great Falls offers approximately ten homes for sale. Most of the homes are newly constructed in the older parts of the city. Some are major renovations of older homes. Some homes are handicapped accessible.
These homes are listed for sale at appraised value and sold through a selection system to HomeBuyer Education graduates, approximately four times a year.
To purchase an NWGF home, buyers must complete a full home buyer education course.
Buyer Qualifications

First time homebuyer, or not a homeowner in past 3 years, or head of household with dependents, or disabled member of family

Below 80% median income; must complete NW Homebuyers Education Class

Down payment assistance and subsidy is available

Maximum down payment assistance
of $15,000 to qualified buyer

Maximum of additional $25,000 NeighborWorks subsidy (silent 2nd mortgage) to qualified buyer

Great Falls College MSU House

The Great Falls College Montana State University builds the houses in partnership with NeighborWorks Great Falls as on-the-job training for students in its Carpentry and Construction Trades program.
Beginning in September and throughout the school year, the students work on every phase of the home, from the foundation to the roof.
The homes are sold to income-qualified buyers after completion and will be available for purchase in June, 2013 at the end of the school year.

High School House Program

Great Falls Students Break Ground
on 29th & 30th High School Houses
Construction trades students from C.M. Russell High School and Great Falls High School are building Energy Star efficient homes at the 2418 1st Ave North. They will be sold to income-qualified first-time homebuyers through NeighborWorks.
The partnership between NeighborWorks and the school district has been ongoing for 15 years and involves a lot of cooperation between not only the school district and NeighborWorks, but also the city of Great Falls and business partners such as Falls Construction, which has provided the excavation for the high school houses for the all 15 years at no charge.
