NeighborWorks Great Falls builds approximately five new homes per year, most often in the older and
historic parts of Great Falls . The homes are constructed to energy star standards to help reduce energy bills. The homes are
constructed on full lots (50 feet by 150 feet) and feature a parking pad in the rear.
Construction financing for the new homes is furnished by the City of Great Falls. Owner financing is provided by the Montana
Board of Housing through local lenders.
Proposed new construction beginning in October 2007 includes the following:
- 323 3rd Ave SW. This 1090 Sq Ft home is constructed on a crawl space foundation and features an open floor
plan, 3 Bedrooms, and 1 Bath. A nice covered porch and large mature trees accent the design. Expected completion: Feb. 2008.
- 319 3rd Ave SW. This 1090 Sq Ft home is constructed on a crawl space foundation and features an open floor
plan, 3 Bedrooms, and 1 Bath. A nice covered porch, oversized lot, and large mature trees accent the design. Expected
completion: Feb. 2008.
- 1320 4th Ave NW. A new 1280 Sq Ft modular home will be set on a crawl space foundation. This home features an
open floor plan, 3 bedrooms, and 2 baths. Expected completion: March 2008.
- Black Eagle Manufactured Homes Project. This is an exciting project which includes four 1280 Sq Ft homes set
on crawl space foundations. Each home features 3 bedrooms and 2 baths, and a full covered porch. Alternative financing through USDA Rural Development may provide permanent 30 year financing as low as 1% interest for qualified buyers. Expected completion May 2008.
To qualify for a NW newly constructed home, buyers must complete homebuyer education classes and qualify for a first mortgage from
the lender. Buyers must be below 80% of Adjusted median income. NeighborWorks can provide mortgage subsidy and down payment assistance
